The West End of the Grand Hotel was prime for expansion. There was space for 2 additional floors above the existing while also repairing the roof, and realigning the structural load of the 300 level. We started this with the addition known as the Garden Suites. The original plan required stripping the wall finishes of the hallway and adding new studs next to the original studs, installing a  new layer of plywood sheathing, redrywalling, and extending and refinishing all the door jambs. This process would be very difficult to complete without damaging the interior finishes of the guest-rooms located on the Parlor, 100, and 200 levels. After reviewing the plans, consulting with the client, and careful consideration, Maverick proposed a different approach. This approach consisted of passing full length steel columns through the roof. Thus, only requiring a small hole at each column location to be cut in the floor allowing the roof to be mostly intact.  Therefore, reducing the amount of temporary weather protection, (i.e. the new roof will be built before the old is removed). Furthermore, there were no stripping of the walls, no extension of door jambs, no damage to existing guest rooms, ect. The columns you see in the pictures below are 58' long but went in very smoothly. All in all another value to the owner.

TIME FOR DEMOLITION. AFTER THE NEW ROOF IS ON THERE IS NO DANGER FROM THE ELEMENTS.
